Is Melbourne Wall Removals A Registered Builder?
Yes, Neal Flanagan, owner/operator of Melbourne Wall Removals is a registered builder, and we provide our clients with all our insurances and licences as part of our administrative process. You can also search our registration/builder licence via VBA Practitioner Search website.
Additionally, Melbourne Wall Removals are experienced with making the administrative components required for structural renovations a breeze for our clients. Most of our clients leave the engineering and building permit application management in our capable hands taking the stress out of the renovation so you can keep your valuable time where it’s most needed. However, if you have your own engineering, or have obtained a building permit, we simply deduct the costs we charge from our quote for those items and provide you with our insurances and licences and once you have your building permit and accept our quote, we’re ready to lock in dates for works.
We are licenced for internal structural works, including chimney removals and external openings. So, if you are wanting just one wall removed, or several walls, or a reconfiguration of your floor plan, or creating external openings for new windows or stacker doors, we are experienced and able to be there as your builder.
Do I/We Need To Provide Engineering or Building Plans To Obtain a Quote?
No, generally based upon our professional experience, and the images available online, or a site inspection, we are able to accurately provide our quote without these documents.

My Home Has a Heritage Overlay - Can You Still Assist?
Reach out to our team and we can give you some examples of works we have undertaken where a Heritage Overlay exists. We have helped several clients with detailed site plans for chimney removals where a Heritage Overlay applies to the residence. When a HO applies, we always recommend clients reach out to their local council planning department for advice and we can give you some direction on what you may want to ask.
Are There Any Approvals or Inspections or Anything Else I Need to Organise Prior to Meeting with Melbourne Wall Removals?
No, should we feel something is necessary such as a planning permit due to a Heritage Overlay, or Protection Works due to adjoining owners, we would draw your attention to this during our initial consultations.
We do not require you to have engineering to provide our quote, however if you have already obtained engineering, we can quote works based on your engineering.
What Documentation About My House Do I Need to Have Before Starting to Design My Renovation?
If you have any existing house plans, great, but they are generally not essential in order for us to provide you with our quote, or to undertake the works should you wish to proceed.
What Budget do We Need to Have For Our Renovation?
Melbourne Wall Removal quotes are accurate, lump sum quotes. We itemise the engineering, the building permit, Home Owners Warranty Insurance if applicable, and the cost of works ensuring that our pricing is transparent and there are no hidden costs and include a detailed inclusion/exclusion list. Our clients find these bulleted inclusion & exclusions really helpful as they can sometimes be a point of discussion for something not thought of.
We discuss with our clients where other costs may arise, such as Electrical/Plumbing, Asset Protection permit from local council, planning permits (where applicable), variation charges (eg; a client decides they want additional works done whilst we are onsite that is outside of the original scope of works – we quote the additional unrelated work and then the client can accept or decline).

How Will Melbourne Wall Removals Know What I Want?
We work with our clients to understand what the end goal is, and what the now goal is. Some of our clients know it’s just one wall they want removed, or an external opening and a new stacker door or window, however other clients want to reconfigure the interior layout of their home and we can provide different cost options for multiple works.
Who is Our Point of Contact During a Renovation?
Neal Flanagan is always available for direct contact before, during, and after works.
You will also have a significant line of communication with Tanya, especially during the initial stages such as quoting, administration, site visits, and works. Tanya makes the administrative process seamless for our clients, arranging engineering, drawings (if applicable), site plans (if applicable), building permit application and associated documentation, energy reports (where applicable), providing our clients with a consolidated information pack, and managing documentation electronically so you can easily keep abreast of your renovation.

What Are The Working Hours During The Week?
Generally, Neal and our team work onsite Monday to Friday between 7:30am and 4:00pm.
Our office hours are Monday to Friday between 8:00am and 4:00pm, noting sometimes all team members are onsite.
Emergency contacts and service are always available.
Can We Live at Home During The Works?
The majority of our clients continue to live at home during our works.
If we are taking out a wall, we use temporary propping to maintain the structural integrity of your home until the engineered beam/s are in position
Keeping your home tidy and clean during construction is not only helpful for you and us but it is an integral component of a safe site. We set up floor protection and dust walls to limit the works to the affected area as best as possible. Some days may get a little unsightly, for example we’ve done the demolition works and need to focus on the structural works so rubbish removal is not top of our priority list, and there is always a lot more demolition rubbish than you’d think, but we do regular rubbish removal throughout the works to keep on top of this as best as possible but at no time will this impact the safety of you and your family, or the ability for you to live in your home during the works if you do choose to stay.
On the days we are lifting heavy steel, we will ask that the areas we are working in are for Melbourne Wall Removals staff only, this is for the safety of all.
